It's important to know this is not a conventional hotel or bed & breakfast, in fact, there's no catering here, and no reception desk. It's a set of small serviced apartments, with oven, stove, microwave, kettle and even a washing machine in the rooms. If that's what you want, this is a charming place to stay. The staff are very friendly and helpful, and Google Translate made up for our limited overlap in languages! It's on a little back street, convenient walking distance from the city centre, restaurants, cafes etc. And just around the corner is the Largo Garibaldi bus stop, from where you can easily get to other places, like the train station. There were drinks in the fridge, and fresh fruit on the table. If you don't want to be eating out for every meal, this is all great! Any negatives? Well, I was one floor up on the street side, and there was quite a lot of noise at times when the windows were open,.. children yelling in the afternoon, car doors slamming in the early morning. It's not a busy street, far from it, but that makes individual noises more noticeable. I suspect the back rooms, or the ones higher up, would suffer less from this, and when the windows *were* shut, the sound-proofing was good. And the bathroom was a bit cramped, but it all worked fine, and it's just a side-effect of the slightly eccentric architecture. Lastly, the internet connection was often painfully slow. These were the only things that stopped me from giving it 5 stars. But, all in all, I enjoyed my stay and the location is very good.

“A nice surprise”

We stayed at Residence Masone in July 2016. We were pleasantly surprised at the quality of the accommodation. Our hosts were very friendly and most helpful. Not easy to find on foot but a taxi took us to the door

You can't judge a book by its covers; the first impression was not fantastic since we had trouble finding a parking space and the person we met from Residence Masone didn't speak a word of English. After a while it turned out she had been reserving a parking spot for us just outside the building! It doesn't look like much but inside it's very clean and the studio we had was spacious and comfortable. The kitchen was well equipped and everything was fine - the only thing missing was an elevator, as we had quite a lot of luggage. The location is wonderful, you can walk anywhere. Very good value indeed!

From start to end very professional, friendly and comfortable. A B&B to recommend. Situated in heart of Modena, within the historic city in calm yet well situated little “vicolo”. Juts at the doorstep there are several restaurants and bars as well as the shopping streets. A few minutes walk and you reach all the most important sites of Modena. The room is very clean and comfortably furnished (with taste). The bathroom could be a bit more spacious and for taller persons using the WC could become an interesting experience. In the room there is even a little kitchen and the breakfast is already in the cupboards and the fridge; Plenty of different choice (Fruits, yoghurt, juice etc.) and for a B&B certainly good value and standard. The owner is very friendly and accommodating. We asked a few days in advance if it was possible to have soya products, and without any additional fee we were presented with a huge choice of different soya products in the fridge. As well for any other question or support the availability and readiness of the owner was impeccable. A little downside there is if you go by car as there is no Parking nearby and you may not drive into the old part of town without the respective permit. However, also here you get recommended places where you can leave the car and by taxi (not expensive) you can comfortably get to the place. We even got offered by the owner to get a temporary permit to drive close to the house (she would have done it for us) to leave the luggage at the front door, but the taxi solution was just as good as they can bring you literally in front of the place. In summary, very good value for money and if you want a place to stay to comfortably visit this charming town, Masone is definitely a place to stay.
